Rental Registration Laws Must Be Stopped. LeadSimple Names New CEO

A no-fluff weekly publication for the property management industry.

LeadSimple CEO Jordan Muela Steps Down

LeadSimple's CEO Jordan Muela is stepping down to pursue other opportunities. Jordan has had a huge impact on me both personally and professionally, and I know others feel the same. I would NOT be who I am, nor where I am today, without Jordan. He provided feedback and frequent encouragement as I was just getting started with this newsletter (less than 50 subscribers).

In addition to co-founding LeadSimple, Jordan also co-founded ProfitCoach, RentScale, and PM Grow, as well as co-authored several groundbreaking industry reports. His impact looms large.

LeadSimple is in great hands with Chris Winn at the helm as CEO. I've gotten to know Chris over the last year and watched him rebuild their product & engineering team practically from scratch. Chris has a HUGE vision for LeadSimple and how to drive value for their customers. I continue to be LONG LEADSIMPLE as a customer, investor, and consultant (you're shocked, I know).

Congrats to Jordan on an amazing 14-year run, and I can't wait to see what he gets up to next! 👀

THIS ISSUE IS PRESENTED BY UTILITY PROFIT

Does PeterBot Recommend Utility Profit?

This week's newsletter is sponsored by Utility Profit, but instead of a normal ad, they asked PeterBot (my AI clone that's trained on everything I've said and written) what it thinks of them:

Honestly? That’s exactly how I’d put it.

Utility Profit is free to use, and you can try it out right now. Just enter one of your real property addresses here, and they’ll send you the verified utility providers, plus a preview of how the whole process works for both tenants and your team.

No signup. No fluff. Just a super practical tool that does what it says.

How do you really keep vendors accountable?

Vendor relationships are a big part of property management, but they’re not always easy. How do you know if pricing is fair? How do you keep contractors accountable? When should you repair vs. replace an appliance?

That’s why I brought on Valeria Urcuyo for my latest podcast. Val is VP of Operations at Appliance Repair Professionals, a nationwide company serving property managers in 40+ states, all while running the business from Nicaragua.

We cover how she manages hundreds of subcontractors, why diagnostic fees can be a trap, and how her team vets technicians for quality. Val also shares leadership lessons - earning the trust of her company’s owners, scaling without losing culture, and wisdom passed down from her mom’s career managing Taco Bell franchises.

If you’ve ever struggled with vendor reliability, repair costs, or building a strong team, Val’s story is full of takeaways. Check it out:
