I recently started a private community for 3rd party property managers with at least 100 doors under management. We launched in the middle of last year with an initial cohort of 35 members (out of almost 100 applications).

My partner in this business, Wolfgang Croskey, has talked me into re-opening membership for a couple weeks this month. Starting Tuesday, you will be able to apply (if you have previously applied, we will review your existing application and notify you if approved).

Speaking of Wolf, he’s done a lot of speaking but I had some unanswered questions for him such as:

I would like to compile & maintain a list of the 25 largest property management companies in the United States, ranked by number of 3rd party rental doors under management.

I’m thinking of scattered-site management here, so this will exclude any large apartment communities.

  • Here is a PM company for sale in Los Angeles (asking 7.2M)

  • Here is a PM company for sale in Iowa (450 doors, asking 1M)

  • This isn’t new, but I just learned about Flock Homes. They allow landlords to transfer the property to them using a 721 exchange, and obtain pro-rata ownership of the Flock portfolio in exchange. Flock then manages all the properties. It’s kind of like a mini-REIT.
