New Blog Post

I just published a brand new article, How To Work On Your Business. Here's an short excerpt:

Shed the Puritan Work Ethic

I had puritanical ideas about hard work and laziness drilled into me from a very young age. And those lessons may have even been appropriate given my natural inclinations, especially as a teenager and young man. But they no longer serve any useful function. Working is a functional task. It has no moral value. This mindset shift is a journey that I am still on.

You do not need to be working every moment that you are at work. In fact some of your most transformation and important “work” will be done while you are explicitly not working.

It can be difficult to feel OK with leaving the office to go on a long walk at 10am on a Tuesday, especially as you head out the door on a warm spring day past your hard-working employees. But this is the way.

I hope you give it a read, and please let me know what you think!

Livestreaming on Twitch

Two or three nights a week around 8:30pm Eastern, I broadcast live on Twitch. If you haven't heard of it, Twitch is a live streaming platform that lets creators broadcast their screen (typically a game or something). Viewers can chat (via text) with the host and other viewers. I enjoy playing a game called Rocket League at the end of the day to unwind, so figured why not broadcast on Twitch and chat about property management, small business, and real estate topics while I do it. If you want to join in, all you have to do is follow me on Twitch and then you'll be notified when I "Go Live" (start broadcasting). It's a very casual format and a great way to "ask me anything."

Baltimore Passes Renter's Choice Legislation

Last week, Baltimore City Council passed "renter's choice" legislation. Under the bill, landlords with 10 or more units who charge a security deposit of more than 60% of a month’s rent would have to offer prospective tenants the option of paying the deposit in three monthly installments or allowing them to purchase “rental security insurance."

This is part of a growing wave - similar legislation was just passed here in Columbus a few weeks ago. I wrote up a huge blog post discussing these security deposit alternatives which you can read here.

Owner Occupied Podcast

If you follow me on Twitter, you may have seen me post short clips from my podcast Owner Occupied, typically 1 to 3 minutes in length. If you like those and want to make sure you don't miss any, you can head over to the RL Property Management YouTube channel and subscribe. I post one clip each business day.

Speaking of Owner Occupied, episode 7 just came out last week. In it, we do a deep dive on source of income discrimination and renter's choice legislation - two hot topics relevant to anyone who owns rental property. You can subscribe to Owner Occupied anywhere you listen to podcasts. Direct links to subscribe below:

Thanks for reading, and have a great week!
