How to Hire Global Talent (RTMs)
Feel like you should be using global talent in your property management business, but don't know where to start?
We've been using remote team members (RTMs - aka global talent, aka VAs) successfully in our property management business for years. If you're looking to do the same, here are two options to get you started:
Option 1 - Hire Direct
Venture into the global talent marketplace yourself - prepare & post jobs, review every application, conduct initial interviews, etc. This method is new to me, but Jon Matzner shared several things recently that gave me the confidence to move ahead with this. We have a job posted right now on onlinejobs.ph and I've been very impressed with the responses. It's definitely a bit more work doing this yourself, but if you're looking to save money, move fast, and can drink from a firehose (of applications), this is extremely doable. If you're growing quickly, it probably makes sense to cultivate this skill in-house.
Option 2 - Use an Agency
This is how we've done it for previous RTMs that we hired. You contract with a firm that specializes in placing RTMs within property management companies. There are actually quite a few groups doing this right now, and I want to specifically highlight two of them:
BetterWho - Who we use; I can personally recommend them. Please reply to this email for an introduction.
VPM Solutions - another well-respected group providing excellent service in this area.
The recently-released NARPM/ProfitCoach profitability study found a direct correlation between the number of RTMs at a company and their profitability. I highly recommend getting started in this area sooner rather than later. Soon it will be table stakes (the advantage will be competed away and everyone will need to use them just to keep up).
Wondering about the easiest way to pay your new RTM? See the bottom of this newsletter for how we do it.
New Podcast Appearance
I was a guest (for the 2nd time) on Brad Larsen's The Property Management Mastermind episode 115. We discuss the benefits of owning your own office as a PM company, building out a real estate brokerage within your property management company, and an update on security deposit alternatives. I'm really happy with how this episode turned out, so give it a listen if you're interested.
Systematizing Your Company 101
The four pillars of building a systems-oriented company:
Company Wiki (how to do things)
Task Map (who does them, and when)
Core Process Checklists (see if they are getting done)
Forms (forces standard inputs to the system)
This will transform your company from a job, into a business. By the way, this dovetails very nicely with using RTMs!
For 3, I highly recommend LeadSimple Process (if you are in property management), or Process Street (if you are not).
For 4, I recommend Jotform.
Closing Thought
Buc-ees in Texas knows what’s up when it comes to employing a motivated work force. I swear everyone in this place always has a smile on their faces and I’ve never seen a dirty toilet.

My favorite payroll service is Gusto - we’ve used them for 9 years and I couldn’t be happier with the service. We use them to pay all our W-2 employees and RTMs on the same platform. Use my affiliate link for a $100 credit!
Do you want to work with me? For years I dreamed of finding a way to share everything we learned about scaling a property management company from 0 to 700 units - and now I'm actually doing it. Learn more.
