Three Ways to Organize a PM Company
New blog post! I break down three different ways you can structure a property management business.
Portfolio
Departmental
Squad (or Pods)
(bonus) Hybrid
Want to learn more about each style? Go read the full blog post where I discuss the pros and cons of each method, and how they work in more detail. At my company RL Property Management, we use the Departmental style.
Our Flywheel
Have you heard of the Flywheel concept?
The Flywheel” is a very useful analogy for implementing business strategy created by Jim Collins. It describes how driving a new strategy is like getting a huge flywheel into motion. Initially, there is no movement – many people think that the strategy is absurd – it is almost impossible to imagine the flywheel at speed. With great exertion of will, the CEO is able to deliver some results that get the flywheel moving. They appear small and trivial initially, but create the credibility to move to more ambitious results. As more and more results accumulate, more and more people throw their weight behind the wheel and the momentum of the flywheel builds and builds. Source
I recently spent some time getting our flywheel documented, and shared it with the whole team:
I also love the Fort Capital flywheel; Chris Powers shared it on Twitter:
Flywheel up loud and proud in our new office.
This is how Fort operates.
Everything we do aims to strengthen one of these pillars.

Austin RE Meetup - May 4th - You're Invited
Harbor Capital and RL Property Management are co-hosting a real estate meetup while I'm in Austin! RSVP here. Come hang out with Levi, Antonia, and the rest of the Austin RE folks. Would love to see you there.
HoldCo Conference - July
I recently registered for the upcoming HoldCo Conference, July 24th-26th in Cleveland Ohio. This new event is being co-hosted by John Wilson and Kelcey Lehrich. From their FAQ:
Who should attend?
The event is designed for the founders, executives, and operators of holding companies. If you own or lead two or more small to mid-sized businesses this event is for you!
What if I invest in small businesses or own just one and am looking to scale into a holding company model - can I still attend?
If you are an active SMB investor or have an operating business you will feel right at home at HoldCoConf - please join us!
Will I see you there?
New Store is Now Up
I finally got around to setting up a basic "store" on my website. I put all the Notion templates & link to consulting in one place. Check it out, and let me know if there's anything you'd like to see a Notion template for. My goal is to provide maximum value for YOU.
Closing Thoughts
If I was a little bit dumber, my business would have grown faster.
I would have been quicker to hire *experts* in each discipline, instead of doing a lot of different things marginally well for a while (too long). I slowed us down.
