Our first-ever Tuesday newsletter. Read why inside.

A no-fluff, twice-weekly publication for the property management industry.

Welcome to the Tuesday Edition!

If you’re reading this, you’re part of a small group selected to receive this first-ever Tuesday edition of my newsletter. I’m especially interested to hear feedback from you about it. I will slowly be ramping up to a full twice-weekly schedule (every Tuesday and every Friday) for all subscribers, but before I do that I want to make sure the Tuesday edition is fully baked.

What would you like to hear from me on Tuesdays?

How can I add value to your work week?

What works, what doesn’t?

Let me know (just hit reply)—in the meantime, please enjoy!

Your New Job Title is “Doctor No”.

If you’re running a company or a department, your ultimate job is to say “No” to nearly every opportunity or idea that comes across your plate. Quickly.

People love to be helpful and suggest ideas, and it’s a good thing they do. Some of them are genuinely excellent. But 99.8% of ideas generated by yourself, your team, and your department are the wrong thing to be working on. They’re not the bottleneck (constraint) that’s preventing your from hitting your goals. Worse; these ideas are a distraction and will just slow you down while having the appearance of being productive and useful.

So as the leader, you need to practice saying “No” to almost every suggestion that pops into your head or comes across your desk. It should be your default. And you should do it quickly. The only thing worse than saying yes to something you should have said no to, is never giving clarity at all.

New property type we could manage? No.
New tracking spreadsheet? No.
New eviction process? No.
New office? No.
New CRM? No.

Unless it’s attacking the primary constraint in your business right now, just don’t do it. It’s almost certain that your company is already suffering from too much WIP (work in progress) as it is.

Let 2026 be your year of no.

THIS ISSUE IS PRESENTED BY: Your Company?!?!

PM operators don’t just read this newsletter. They forward it, quote it, and take action on it. How do we know?

Sponsors have directly attributed closed deals from a single sponsor slot (the same one you’re reading right now).

With this new Tuesday Edition, PM vendors like you have more opportunities to share your message. Same format, same engaged readers, same price tag for this primary sponsor slot.

We’re kicking things off in Q1, and spots are already moving.

If you’re thinking about getting in front of growth-minded property managers in 2026, this is your cue.

Let me know if you’re interested:

PM Company & Vendor Updates

Want to share your news with thousands of property management operators?
This is the spot.

  • For PM Companies: Big milestone? Hired a new exec? Made an acquisition? Let us know.

  • For Vendors: New feature? Major release? Integration? Raised a round? Send it.

This isn’t an ad slot (and not everything will be published), but if it’s genuinely useful or newsworthy, I want to share it.

Podcast Archives: How Donny Thompson Manages 1900 Units With 10 People

Donny manages a high-volume, Section 8–heavy portfolio with a very lean team… and he makes it look easy! In this popular past episode, we dig into how he handles maintenance, keeps operations efficient, and deals with pushback when shifting owners and tenants online. Tons of tactical insight in this one, especially if you’re thinking about in-house accounting or outsourcing maintenance.

(Also available on Apple Podcasts or Spotify)

What I’m Reading Right Now…

  • This post on the Amazon Weekly Business Review (WBR). It’s a beast.

  • Rules of Flow by Eli Goldratt’s daughter Efrat (Eli wrote The Goal, which introduced the Theory of Constraints and is itself a must-read). Rules of Flow is about how to apply the theory of constraints to project management.

My Take on This Week’s News

I intend for this section to host a short video with my take on the week’s property management news. Here’s a taste:

In case you missed it before the holiday fog set in: AppFolio and Beagle are suing each other. AppFolio filed a quiet state court suit, Beagle responded in federal court, and property managers like us are stuck in the middle.

I put together a short video breaking down what happened, what’s at stake, and why this could be the beginning of a much bigger shift in how vendors access your data. Watch if you’re curious what this might mean for operators like us heading into 2026.

Affiliate of the week: Gusto

I use Gusto at my property management company to handle payroll, 401k, benefits, and HR training. I highly recommend you try them out, because it makes it super-easy to run W-2 payroll AND pay remote team members (global talent) all in the same place.
