The List of Largest Property Management Companies

Just over a year ago, I put out the call in this newsletter for readers to help build a list of the largest 3rd-party residential property management companies (to this day, I believe it is the only such list in existence).

I compiled the results at that time into a list of the largest 20.

If you own a PM company of any size, submit yours here.

New for 2026: I’m expanding the list from 20 to 40, and adding top-10 by state! That means you have a GREAT chance of appearing in the rankings for your state.

Note: If you previously submitted your company, you need to re-submit to ensure accurate unit count. If you do not re-submit, your company will be removed for 2025.

One final comment. This list is self-reported. If you want your company on the list, you must submit it!

  • Jennifer Stoops is back at PURE (now PURE HomeRiver) after a ~2-year stint at PetScreening.

Why Jon and I both said “NO” to the STR loophole

Every entrepreneur eventually writes that first six-figure check to the IRS and feels sick about it. Then someone pitches the short-term rental loophole: buy an Airbnb, use the depreciation, offset your active income. Sounds great (until you read the fine print).

Jon and I spent months digging into this one, plus donor-advised funds and starting a business just for the depreciation. Turns out most of these "tax hacks" cost more in time and brain damage than they actually save. We also get into what "post-economic" really means, and why it changes the whole calculation.
