NARPM CEO Quits. Beagle Collared by Corgi Leadership; Barky Sales Tactics Belayed.
Troy Garrett resigns as NARPM CEO
Troy Garrett has resigned as CEO effective immediately, NARPM announced last week in an email.
The seat was already set to be vacated with the transition from OMG to MCI as NARPM’s association management partner in the new year; looks like Troy decided not to wait around. NARPM shared that they have already “begun a nationwide search for our next Executive Director in partnership with MCI, our association management partner. We anticipate that this search process will take approximately three to four month.”
The new Executive Director (new title, same role) will be employed by MCI, but accountable to NARPM for results. The ED will be highly visible, attending all national and state conferences. Ideally they will sit in the role for many years to come, and serving as a stabilizing and driving force through fairly frequent leadership changes on the Board side.
NARPM has a lot going on right now, and getting the right person to lead things on the association management side is going to be critical. They are responsible for implementing the Board’s vision.
MCI will facilitate the search process and assist NARPM with locating and interviewing candidates, but NARPM’s Board of Directors will have final say on who takes the seat. NARPM is currently assembling a 5-person task force for the important duty of interviewing final candidates and recommending the best person for the job to the Board to approve.
Reminder: All property managers should apply for NARPM membership. This is YOUR 501(c)(6) non-profit professional trade association, and the only group advocating for you at the federal level. It’s only $270 to join!

The most boring AI company in Property Management
Last time, we told you we were the most boring AI company in property management. We lied... we are ULTRA boring!
So here's our entire roadmap. We will never:
Raise $200M to "reimagine the resident journey"
Say "revolutionary" in an email (this one doesn't count)
Promise to transform your business
AI Receptionist will just answer your phone every time: nights, weekends, and the Tuesday 4pm rush.
~70% of calls handled without a human: tours booked, work orders logged, tenants taken care of.
That's the whole pitch. We told you it was boring.
What our customers are NOT saying:
- "Now I babysit the thing that was supposed to babysit the phones."
- "I had to apologize to an owner. For a robot."
- "It told a tenant the building was closed. It was a Tuesday."
P.S. A live answering service + RingCentral runs most PMs $3K+/month. We start at $429. We'd make a bigger deal of it, but that wouldn't be very us.
PM Company & Vendor Updates
In response to my semi-viral post on LinkedIn about Beagle’s cold-calling sales tactics, Todd Ortscheid did some digging and even interviewed senior leadership at Beagle. Check out his breakdown here, and Beagle’s response here.
PMI and Blanket announced a new partnership a couple weeks ago.
PM Systems Conference tickets are now available for $100 off using code
WONDER-LOHMANN. I’ll be on stage debating 3 different speakers on a variety of important property management topics. Should be a lot of fun.
Which conference are you most excited to attend this fall? |
Podcast Archives: Inside PetScreening with Jennifer Stoops (S5 E19)
In light of the recent HUD memo on ESAs, I want to resurface a podcast from last season that's well worth a listen right now. Jennifer Stoops is SVP of Industry Relations at PetScreening - the company that's currently working directly with HUD to determine what the memo actually means in practice.
The episode covers pet policy fundamentals that are suddenly very relevant: breed restrictions, unreported pets eating into your NOI, and what most operators get wrong about compliance. Jennifer came up through the operator side (scaling Park Avenue Properties to 3,600+ doors before getting acquired by Pure) so this is practitioner-to-practitioner. Worth your time regardless of how the HUD situation shakes out:
