How I've Disappeared Every June. PM Trends 2026: Get the 76-page Report.

A no-fluff, twice-weekly briefing for the property management industry.

I’m Not Taking June Off This Year

I’ve become pretty well-known for taking the month of June off every year. Four years in a row now, I’ve done a full disconnect from my property management business. That means no calls and no emails. Not even Slack.

To say it changed my life would be an understatement.

It totally altered my perspective on life and business, jump-started several key professional relationships, and became a cornerstone of Crane (we call it a 4-week Crane Break).

In 2026, however, I’m not taking the full month. Why? A few reasons:

  • Work has become a lot more fulfilling; an extended isolation to recharge & gain perspective just doesn’t feel necessary at this juncture.

  • I’ve already proven that I could do it, and then did it three more times to show it wasn’t a fluke. The point is made.

  • Our family thrives on structure. Interrupting the summer routine for a full month was counterproductive in some ways.

  • I’m still taking ~4 weeks off this summer, just spread out a bit more.

I’m looking forward to building on this year’s momentum all summer. Several more exciting projects are in the works already!

THIS ISSUE IS PRESENTED BY SHOWMOJO & TENANT TURNER

A lack of after-hours coverage in your leasing may be costing you days on market.

Data from ShowMojo’s recent Virtual AI Agent beta showed that 61% of prospect interactions with the agent were outside business hours.

Most of these prospects don't wait until morning. They book a tour with the first company to respond.

This after-hours gap is where a meaningful share of leases are being decided against you.

ShowMojo and Tenant Turner built their agents to fill this gap. It answers prospect questions, pre-qualifies leads against your criteria, and schedules showings automatically — even when your team is offline.

The takeaway: the after-hours gap is solvable. And at least for now, solving it is free for 30 days.

ShowMojo and Tenant Turner are running a 30-day free trial of their agents for any new and existing customers. I’m told they won’t be running this forever, so it’s worth a look.

Key Findings from the 2026 PM Trends Report

Last week Jordan Muela and I shared the 2026 PM Trends Report - what America's small landlords actually think about property managers. This is the second annual independent research project, fielded by Harris Poll (the same firm that does presidential polling) to 500+ landlords who own 1–10 rental units.

If you missed it (or want to share it with your team), the full 90-minute replay is now online:

And if you haven't grabbed the report yet, it's free (and not email-gated) at pmtrends.com.

We’re at 750 doors now and everyone keeps asking me when we’re going to switch off Buildium. I always tell them: As soon as my PM software becomes the bottleneck (constraint) keeping us from hitting our business goals, we’ll switch.

Let’s get some data from the readers:
