In-Person Remains Undefeated

I’m writing this from the lobby of the NARPM Broker/Owner hotel. The conference proper kicks off tomorrow (the day you’re reading this), but hundreds of property managers are already here. Every time I go through the hassle of buying tickets, booking flights & hotels, and sorting out coverage for everything going on at home, I start to wonder if it’s all worth it. Then once I get here, it all clicks.

There’s simply nothing like being around other people who are not only doing what you’re doing, but get you on a fundamental level. It’s extraordinarily validating. I would even call it therapeutic.

I know many of you are introverts, and find socializing to be exhausting. Conferences can leave you drained of energy for days. Totally get that. But I would absolutely encourage even the shiest among you to venture out “IRL” at least once a year. The educational content at industry conferences is getting better every year, but the best part are the operator-to-operator conversations that happen between sessions, over appetizers, and inside karaoke bars late at night. That’s when the “real real” comes out and you get to know people beyond the resume highlights and session talking points.

Of course, in-person is a core part of Crane membership experience—that’s why we facilitate dinners all over the country, take members on international retreats, and organize unforgettable events alongside industry conferences like the Crane Jazz Cruise happening tonight. We’re betting big on in-person events and investing heavily to back up that thesis.

In a world of AI, real-world community becomes exponentially more valuable. On the open internet, believing that the person on the other side of your screen is real human with genuine intentions is no longer something we can take for granted.

Spend 2 hours with them singing your face off at a karaoke bar? You’ll have no doubt.

THIS ISSUE IS PRESENTED BY PROPERTYMANAGEMENT.COM

On April 17, we published the 2026 State of the Industry Report on PropertyManagement.com. 31 pages.

It’s the first time anyone has held verified survey data from both sides of the PM relationship and cross-referenced it. 382 PMs, 1,123 property owner surveys, 66 vendors, 258k doors under management represented. Every major PMS and vendor category in the industry is covered in the report.

This report uncovers the direction that the industry is headed. We’re building in that direction.

Top operators are getting verified on PropertyManagement.com and building out their company profiles. Owner surveys, certified performance metrics, desired customer profile, defined market areas. All on the industry’s domain.

A verified profile on PropertyManagement.com is the foundation for a powerful sales and marketing play. Arm your team, or an AI agent, with a verified profile to prospect and close new property owner clients and real estate agent referral partners.

Want to join our small group of operators to build the industry’s first sales & marketing AI agent? Join the waitlist for our first Builder Cohort.

No pay-to-play. No black boxes. Only math.

Podcast Archives: NARPM 2.0 with DD Garzón (Lee)

It’s Broker/Owner this week! Continuing with the NARPM theme, here's my conversation with DD Garzón (Lee) - former owner of Skyline Property Management, now Industry Liaison at PURE and President of NARPM.

DD went from managing 12 personal rentals to running a 500-door PM company with a 3,000-door HOA division, then sold the business to PURE. We dig into the emotional side of selling ("detach" became her mantra), how HOA management actually differs from single-family, and what she's focused on as NARPM moves into its "2.0" era. Worth a listen if you're thinking about an exit, curious about NARPM leadership, or trying to scale without burning out.

What I’m Reading Right Now

  • Jason Lemkin launched an “API Grader” for common SaaS companies. Stripe earned an ‘A’. Quickbooks earned a ‘C’.

  • At NARPM Broker/Owner this week? Read my tips on how to maximize your conference experience. Say hi if you see me!

  • Citing a recent NY State ruling that found unconstitutional a law that requires landlords to accept Section 8 tenants, a Crane member “retained a law firm to file a lawsuit on my behalf as a California residential property owner—not in my capacity as a property management company owner—alleging that the State has violated my Fourth Amendment rights.” [Crane only].

Poll Results: Are you going to NARPM Broker/Owner next this week?

If you’re a yes, come find me and say hi.
And catch me Thursday at 2pm for the closing keynote session with Jordan Muela (we’re sharing something BIG…)
