Who are the biggest 3rd party PM companies in the USA, and how many doors do they manage?

I had wondered about this for years, and last year I finally decided to see if I could find out. I put out the call to newsletter readers and asked anyone with a sizable firm to submit their data. The result was a big, beautiful list of the top 20 firms in 2024.

Well, it’s been over a year and I’m thrilled to announce the 2025 list has been finalized. My increased reach means a more accurate list, with much bigger companies.   1. m. stanfield - Anonymous fair housing guy, but he’s exceptionally knowledgeable & experienced. Yesterday he wrote a great one “The end of Section 8?!

  2. Thomas Kopelman’s newsletter - Practical tax planning & finance advice for business owners. Thomas is my financial advisor and I’m SUPER picky about who I take money advice from. He’s actually good (despite tweeting about bitcoin once in a while).

  3. The Promote - A funnier version of my newsletter for commercial real estate junkies and New York RE people. Usually something good in each one.

  4. The Print - News from the broader RE & PropTech world.

  5. Lazy Leverage - Jon Matzner’s newsletter is a must-read for any business owner, even though he does the every-sentence-is-a-paragraph brainrot thing I hate. See also our podcast by the same name.

  6. PMAssist Industry Insights - Todd O’s excellent, data-driven property management newsletter. Really cool that it’s free with ads now; I wonder who suggested he move to that model?

  7. KnowYourHome Newsletter - Written by a structural engineer (my biz partner Adam). Detailed and practical advice relevant to anyone who owns a house.

  8. Mark’s Newsletter - Mark Brower is a genuine and analytical guy who writes authentically about his PM journey to 600 doors. Theme = mindsets.

  9. Jordan Muela’s Newsletter - Industry analysis and commentary for property managers that is second-to-none. The OG of PM newsletters.
